![]() The development is to be called Solamar Wildwood. MAS has two projects underway in Wildwood. First, they just recently broke ground on a 28-acre site near The Villages, where they plan to build a 243-unit community of townhomes and cottages. In Deltona they’re planning a BTR development called Catalina Pointe - 277 units, of which 189 are single-story cottages, and the remaining 88 are townhomes with garages. MAS also has BTR projects at various stages of development throughout the region. “There’ll be a shack with paddle boards, kayaks, canoes and fishing rods for the tenants to enjoy the natural amenities.” “We’re going to offer natural walking trails that lead to Lake Hamilton,” Chami said. They’ll be single-story homes with private backyards. The development will have a clubhouse, swimming pool, cabanas, fitness center, playground, dog park, and potentially a pickleball court. The neighborhood will be a mix of 1-, 2- and 3-bedroom homes, 650 to 1,050 square feet, renting at rates from $1,400 to $2,000 per month. The proposed development includes the construction of a wet detention ponds, mass grading of the site, primary drainage system, and streets with infrastructure, sanitary system and lift station, potable and irrigation system to serve the proposed development. Because of the extensive wetlands and floodplains on the site, the engineers requested the meeting to discuss the design for the mass grading, infrastructure, and master stormwater management system, sanitary and water system. The site plan filed by KPM Franklin would preserve 23 acres of wetlands 16 acres of open space. Typical MAS communities also feature dog parks with splash pads, pickleball, package locker systems, grilling stations, cyber cafés and gaming lounges. Amenities shown on the site plan a clubhouse with covered patio, pool, fitness center and a pair of tot lots. The Vistas of Davenport site plan has 37 of the 6-unit mixed-height buildings, plus another five buildings with eight units. ![]() MAS would utilize the same designs in the recently completed Solamar in Kissimmee, which has 2-story units bookended by 1-story end units. Vistas of Davenport would consist of 262 purpose-built rental townhomes with surface parking. “We’re bullish on Polk County because of the continued high employment and high population growth and the demand for rental housing,” MAS director of acquisitions Nico Chami told GrowthSpotter earlier this year.
